In the the homework phase, you set yourself up for success. If you plan ahead you will be better equipped than probably 75% -90% of the people who wants to be a homeowner. By doint the work ahead of time and educating yourself, you will almost certainly avoid the disappointment from a mortgage bank who finds your qualifications to be lacking. Most importantly, you will buy yourself a direct route around a big chunk of the drama and stress most homebuyers experience.

Pre-approval for a loan is necessary. It tells you the maximum amount that a bank has agreed to loan you to purchase a house. You should look for a home based on both what you are pre-approved for but more importantly what you can afford monthly. A bank may be willing to lend you more than you are willing to pay on a mortgage month to month. If you have not worked with a mortgage consultant in the past your Buyer's Agent can help reffer you to someone.

CMA is the comparative market analysis. It is an approximation of what the house and property is worth. With a CMA comparison, homes are being compared with similar homes in the neighborhoods based on their sizes, features, and locations to determine the value of the property.

In today's society, it makes sense to log on and start shopping for yourself, versus hiring a shopper to work for you. This is not always the case with mortgages. The online mortgage offerings are a somewhat confusing mix of sites of online lenders and sites that act as a referral network, which take your basic information and then get you loan quotes from several lenders who have paid to be members of the network, like LendingTree.com.
